Property Description

Warning: touring this property may cause a sudden urge to cultivate a chicken habit that could quickly become an addiction. Some people buy a house, some people buy a lifestyle with a very opinionated barn and chicken coop. This 2.63 acre level homestead in Watkinsville delivers two homes, three fenced pastures, an 80x30 barn, and an orchard/garden that treats food like a group project. The renovated 3 bed, 2 bath main house features an open kitchen, oak wood floors, all electric appliances, a separate laundry room, a living room chimney ready for a freestanding stove, newer HVAC, a brand new metal roof, and a freshly poured side porch. Out back, the 1 bed, 1 bath guest house, finished in 2020, offers a metal roof, a screen ready large porch, and its own driveway, septic, and power, perfect for family, guests, a rental, an office, or just hiding. The barn has water and power for storage, shop space, or every project you swear you'll finish. No renovation required: the pastures are fenced and ready for your own chickens, goats, rabbits, or cows (animals not included), and the blueberries, figs, apples, pears, pecans, cherries, muscadines, hazelnuts, and thornless blackberries are already growing. Also important to note is the 600 foot deep well, freeze proof spigots, minutes from Watkinsville, and an easy drive to Athens. Schedule your showing before someone else claims it.
