Advanced Real Estate Photography

  • No longer is it enough to stick a sign in the yard, take a few (grainy) snapshots and WAIT for a buyer to show up.  One of our sources tells us that 93% of buyers start their search online now.  If you don't entice a buyer from the very beginning...CLICK, they are gone!  So, what do buyer's want?  Information!  Not just a picture of the front of the house.  They want to know what the entire property looks like outside of the house.  Not just a few pictures of the kitchen, bedrooms, bathrooms, etc., but a complete picture of each room from top to bottom.  They want to see how the house flows, what rooms are next to each other and the SIZE of each one!  We wish we had a nickel for every time a potential buyer has asked us how big the rooms are in a home so they could determine if their furniture would fit!

  • If they don't have that information, they either discard your listing, or maybe worse still, they schedule a showing!  Wait...why is that bad?  You know the drill.  You get that last minute call from your agent.  Somebody wants to see the house in a short time-frame.  You don't want to miss an opportunity, so you try to clean and straighten up like crazy, throw everybody in the car, drive around for what seems like forever and finally make it back home after ruining your entire schedule.  Then you find out that the potential buyer decided within 5 minutes of seeing the house that the layout was such that it wouldn't work for them.  They just couldn't tell from the (traditional) pictures.

  • It may seem odd, but when people are searching for a home, they are not only looking for the right one, they are just as equally, if not more so, hoping to weed out the wrong ones.  Don't worry, we're not suggesting that your goal is to get rid of potential buyers!  But, you know that you won't be able to force anyone to buy your property.  It has to be right for them.  And, just like they are looking for the right home, we are looking for the right buyer.

  • What this technology allows us to do is eliminate the wrong buyers so they don't waste your time.  And, if you are the seller that has all of that information, you are going to broaden your audience and appeal to more people who will at least consider your house and give it some thought.  They will investigate further on their own (instead of just skipping to the next listing), and they will either decide that it's not for them (saving you time, expense and just plain hassle).  The only ones that remain are the top prospects, and exactly the ones you want to schedule a showing!
